THE APPRAISAL PROCESS MADE SIMPLE

      Once an appraisal is ordered, it is immediately entered into a state of the art customized ordering and tracking system. As an appraisal is order, the zip code tracking system automatically locates one of our qualified licensed/certified appraiser. For appraisal orders in unique areas not covered by one of our appraisers a new appraiser is referred out of a pool of appraisers nationwide. Great care is taken to refer only licensed and

 
 

certified appraisers who are qualified, experienced, have proper errors and omission insurance, and are willing to perform under our expectations as an appraiser who conducts themselves with integrity and professionalism.

      After the appraiser has received the assignment, the contact person is contacted immediately. Our support staff will insure this process by contacting the appraiser and enhance are tracking system with a human touch.


TRACKING SYSTEM

      Our state of the art customized tracking system is designed so that a properly authorized client can login and find the status of their appraisal any time of the day seven days a week. Our support staff is also extremely experienced and gladly willing to assist any client status needs. We have also designed a weekly status report for our clients who have numerous reports with us. We have found that our weekly status reports have helped many nationwide mortgage companies by giving them an easy to use spread sheet report with all information pertaining to inspection dates, completion dates, delay status etc. We will be more than happy to e-mail status reports to any of our clients.

      We truly understand how important each appraisal and loan are for mortgage professionals. With any delay or value issue pertaining to a particular property, our staff and principles will contact you as soon as possible.


REVIEW PROCESS

      Once an appraisal is completed, it is desked reviewed by three reviewers including two SRA’S. The desk review process will include but not limited to value issues, FNMA issues, HUD’S (GAC) general acceptance criteria, issues pertain to conforming and non-conforming loan programs, USAP issues and guidelines , ETC., to name a few. We take great pride and will do our best to insure that your appraisals are completed with the highest possible
quality.


E. D. I. - ELECTRONIC DATA IMAGING

       Electronic Data Imaging (EDI), is the transmission of data and documents via the Internet. All of our registered appraisers have EDI capabilities, digital photos and digital signatures. These electronic systems are utilized to help further expedite the appraisal process. EDI technology has given us the ability to turnaround appraisal reports nationwide with lightning speed.
